FREDERICKSBURG RESIDENTIAL 11 MONTH YEAR-TO-DATE
Fredericksburg's RESIDENTIAL listing inventory seems to be declining as more and more homes are being sold. There are 88 Active Listings available today averaging $295,000 or $165/SF and the average Days on Market ("DOM") is 229 days (7.6 months). See more details in the table below:
Of the 88 homes on the market, 75 are listed under $400,000 (about 85%). The largest single category of available homes is in the $200,000 price range where there are currently 34 listings available which is almost 40% of the market. Table 1b
Year-to-date through Nov. 30, 2013, there were 188 Residential SALES in Fredericksburg with an Average Sales Price of $257,000 or about $138/SF. The DOM was 187 days or just over 6 months to sell. See Table 2 below:
In terms of $100,000 price categories, 90% of all the Residential Sales (170 / 188) went for less than $400,000. The largest single category with 77 sales was the $100,000 to $199,999 category where there were 77 sales. See more details in Table 2B below:
Overall, Fredericksburg is declared to be a SELLER's RESIDENTIAL MARKET and here is why:
With 188 sales in 11 months YTD (or 17 sales / month) and with 88 Active Residential Listings, Fredericksburg has an inventory of just over 5.18 months. Most real estate experts tend to call it a healthy market when you have 6 months or less in inventory. Inventory by price level varies. For instance, under $200,000, we have 23 listings available (see Table 1B above). However, in 11 months YTD, we sold 81 listings or about 7.4 / month. Astute observers will point out that we have only 3.1 months of supply of homes under $200,000 (23 listings / 7.4 sales per month). Expect to see a stronger SELLER's MARKET in this price category in 2014.
On the other hand, in the $400,000 and up list price categories, Fredericksburg has 13 Active Listings and sold 18 in 11 months, so the supply in these categories is over 8 months. As the market improves, the 8 month inventory level is anticipated to decline.
COMPARED TO SAME TIME PERIOD IN 2012
The Residential Market in Fredericksburg improved by 44 additional sales (30% increase) and $15 million in Total Sales volume (see Table 3 below, compare to Table 2 above.) Average prices climbed from $232,000 or $134/SF in 2012 to $257,000 or $138/SF in 2013. This is an increase of about $11,000 per house (up 11%) or $4 / SF (up 3%). The DOM is about the same (183 days in 2012 vs. 187 days in 2013) and the Sales Price to List Price RATIO increased slightly to 95.43% from 94.67%. See more details below.

2014 is looking to be a great year with further market improvements. If RESIDENTIAL SALES in Fredericksburg slow down, it may be because of lack of inventory in some price categories rather than being caused by an anemic market.
