In the 26-50 acre category, today, there are currently 25 Active ACREAGE Listings available. The Median Price is $451,500 shown in the table below:
As shown in the table below, there was only 1 sale this YTD in this size category. That is good news for Buyers looking for plenty of inventory!
As the next table below indicates, there was only 1 sale through April 30, 2012, which indicates this is a Buyer's Market for the past two years. Buyers can be choosey, but many Sellers in Gillespie County still have a lot of patience looking for just the right Buyer.
My "take" on the 26-50 acre Sales in Gillespie County is that it is still a Buyer's Market situation. That said, many Sellers in Gillespie County choose to hold on to their inventory rather than discount. Sellers are hearing about an improving market and there is a good "feel" to it, but it still has a ways to go before it turns over to a Seller's market.
